On the ground
What do renters in Bed-Stuy look for?
Bed-Stuy's rental stock is largely brownstones and brick rowhouses, including those in the landmarked Stuyvesant Heights Historic District, with small walk-up apartment buildings mixed in. Many rentals are floors of a townhouse rather than units in a large building. Renters are also choosing the neighborhood: restaurants and cafes along Tompkins Avenue, Lewis Avenue and Nostrand Avenue, and Herbert Von King Park.
A floor-through in a brownstone is a different product from an apartment in a building, with more character and often more space. A listing should say which it is in the first line and show the details that come with it.

Are rents going up in Bed-Stuy?
Yes. The all-units median asking rent was $3,600 in August 2026, up 6% from a year earlier, and one-bedrooms rose faster, to $3,250, up 10% from a year earlier.
How many apartments are for rent in Bed-Stuy?
1,557 rentals were listed on StreetEasy in August 2026, down 5% from a year earlier. It is one of the larger markets of the seven Brooklyn neighborhoods we lease in, so a listing is competing with many others and has to be priced and photographed to stand out.
Is a brownstone floor-through priced like an apartment in a building?
Not in Bed-Stuy. A floor-through in a townhouse usually offers more space and more character than a unit in a walk-up building, and renters compare it with other floor-throughs. Say which it is in the first line of the listing and price it against the same kind of unit.
