What do apartments in Williamsburg rent for?
The all-units median asking rent in Williamsburg was $5,119 in August 2026, up 3% from a year earlier. One-bedrooms asked $4,800, the highest of the seven neighborhoods, and two-bedrooms $5,450.

On the ground
What do renters in Williamsburg look for?
Williamsburg has the widest range of housing of the seven: new elevator buildings with doormen, gyms and roof decks, especially near the waterfront, alongside walk-ups, row houses and converted lofts. Renters come for the neighborhood as much as the apartment, with restaurants, cafes and shops along Bedford Avenue and the blocks around it, and waterfront parks including Domino Park and Marsha P. Johnson State Park.
For an owner of a walk-up, the practical point is who the unit is competing with. Price it against comparable walk-ups, not against the new amenity buildings that set the headline numbers, and lead the listing with what a walk-up has that they often do not: character, layout and value.
Straight answers
Williamsburg owner questions, answered directly
Are rents going up in Williamsburg?
Modestly. The all-units median asking rent was $5,119 in August 2026, up 3% from a year earlier. One-bedrooms were up 4% from a year before and two-bedrooms up 4% from a year before.
How competitive is the Williamsburg rental market?
It has more listings than any of the seven Brooklyn neighborhoods we lease in: 1,784 in August 2026. More choice means renters notice when an asking rent is out of line with comparable units, and a listing that is priced right and well photographed stands out faster.
Should a Williamsburg walk-up be priced against the new buildings?
No. The new amenity buildings set the headline numbers, but a renter choosing a walk-up is comparing it with other walk-ups. Price it against those, and let the listing lead with what it has that the new buildings often do not: character, layout and value.
