What do apartments in Crown Heights rent for?
The all-units median asking rent in Crown Heights was $3,795 in August 2026, up 8% from a year earlier. The movement is in the one- and two-bedroom units: one-bedrooms asked $3,495, up 13% from a year before, and two-bedrooms $4,350, up 15% from a year before, the largest rises of the seven neighborhoods on both.
Listings fell too: 1,037 rentals were listed, down 12% from a year earlier. When asks are moving this quickly, a rent set from comparables that are a few months old is likely to be too low.

On the ground
What do renters in Crown Heights look for?
Crown Heights ranges from brownstone and limestone rowhouses on its side streets to large prewar elevator buildings along Eastern Parkway. Renters come for the housing and for what surrounds it: restaurants and cafes along Franklin Avenue and Nostrand Avenue, and the Brooklyn Museum, the Brooklyn Botanic Garden and Prospect Park at its western edge.
Because the stock is so varied, the comparison that matters is narrow. A one-bedroom in a renovated rowhouse and one in a prewar elevator building are different products, and pricing either against the neighborhood median rather than against its own type is the easiest way to get it wrong in either direction.
Straight answers
Crown Heights owner questions, answered directly
Are rents going up in Crown Heights?
Yes, and fastest for one- and two-bedroom apartments. Two-bedrooms asked a median of $4,350 in August 2026, up 15% from a year earlier, and one-bedrooms $3,495, up 13% from a year earlier.
How many apartments are for rent in Crown Heights?
1,037 rentals were listed on StreetEasy in August 2026, down 12% from a year earlier. It is one of the larger markets of the seven Brooklyn neighborhoods we lease in, so renters have real choice even as asking rents rise.
How should a Crown Heights apartment be priced when rents are rising this fast?
Against its own type and against the most recent signings. A unit in a renovated rowhouse and one in a prewar elevator building on Eastern Parkway are different products, and with one- and two-bedroom asks up this much in a year, comparables that are a few months old are likely to be too low.
