The market

What do apartments in Prospect Heights rent for?

The all-units median asking rent in Prospect Heights was $4,500 in August 2026, up 1% from a year earlier. One-bedrooms asked $4,460 and two-bedrooms $4,995.

The change is in supply. 171 rentals were listed, down 30% from a year earlier, the steepest drop of the seven neighborhoods. With so few units available at once, a renter looking here may see only a handful of comparable apartments, and each listing carries more weight than it would in a larger market.

On the ground

What do renters in Prospect Heights look for?

Prospect Heights has brownstones and rowhouses on its side streets, much of them inside the Prospect Heights Historic District, prewar apartment buildings, and newer construction along Atlantic, Flatbush and Vanderbilt Avenues. Renters are choosing the location as much as the unit: restaurants and cafes along Vanderbilt Avenue and Washington Avenue, with Prospect Park, the Brooklyn Museum and the Central Library at Grand Army Plaza all close by.

In a market this small, timing matters as much as price. A listing that goes up when little else is available gets the renters who are looking that month, so it is worth having the unit photographed and ready the day it is vacant.

Straight answers

Prospect Heights owner questions, answered directly

Are rents going up in Prospect Heights?

Not much at the median. The all-units median asking rent was $4,500 in August 2026, up 1% from a year earlier. What changed was the number of listings, which fell sharply.

How many apartments are for rent in Prospect Heights?

171 rentals were listed on StreetEasy in August 2026, down 30% from a year earlier, the fewest of the seven Brooklyn neighborhoods we lease in.

When should a Prospect Heights apartment be listed?

As soon as it is ready and photographed. With so few rentals listed at any one time, a well-presented unit is seen by most of the renters looking that month, and every week it waits is a week of rent it will not recover.
